The Certified Professional of Occupancy (CPO) course is a comprehensive program for affordable housing property management staff.
Each participant will receive a copy of the HUD 4350.3 Occupancy Handbook and a course manual created by the National Affordable Housing Management Association (NAHMA). The manual covers topics from eligibility criteria, standards, tenant selection and screening to non-discrimination, adjusted income, certifying tenants and annual recertifications. Each chapter is followed by a mini quiz with an opportunity for questions. Evening optional review sessions are offered.
After completing two and one-half days of interactive instruction, participants will be given a voucher number to take the online exam at the location of their choice, home office, headquarters or property office. The voucher expires after three weeks. Students are notified immediately of their test results upon completion of the exam. Participants who successfully pass the exam will receive a CPO certificate and lapel pin. All CPOs will be listed in an online national certification directory. The CPO is a requirement for NAHMA’s National Affordable Housing Professional (NAHP®) certification program. It is recommended that course attendees have a basic knowledge of the HUD 4350.3 Handbook prior to registration.
